For a short sale to be successful, a number of parties need to communicate and make decisions.  The Short Sale Manager directs a team of Specialists to prioritize and meet or exceed defined targets.  The purpose of the team is to act as liaisons between all parties involved in escalated FHA short sale transaction.  The FHA Short Sale Team adds tremendous value in the short sale process by working with the borrower and their realtor to obtain information to determine if borrowers qualifies for a FHA Short Sale.  Additionally, the team orders reports, coordinates sellers’ and buyers’ requirements, negotiates with lenders and successfully brings transactions to a close.
 
Essential Duties and Responsibilities
 
Respond to and perform a variety of functions including:
 
  • Ensure assigned portfolio of Short Sales are worked every 72 hours and that the borrower is Kept Informed on the Status of the Short Sale
  • Gather all documents required to determine if borrower qualifies for a short sale, QC all documents to make sure they are filled out correctly, and submit package to Short Sale underwriting
  • Negotiate payoffs of Junior Liens
  • Order appraisals from approved FHA appraisers
  • Submit variances to FHA when required
  • Determine appropriate adjustments to List Price based on properties time on market
  • Review HUD 1 Settlement statements to ensure proper disbursement of funds at closing
  • Review Sales Contracts
  • Submit completed packages to closing department for completion of Short Sale transaction
  • Other duties as assigned
 

 
KNOWLEDGE/EXPERIENCE
 
Qualifications sought in successful candidates include:
 
  • High school diploma or equivalent is required; college degree is preferred
  • Prior experience in loss mitigation and short sales is required
  • Experience negotiating with lien holders
  • A willingness to take on additional responsibilities and challenges

  • Excellent analysis and judgment required for determining appropriate courses of action
  • Ability to work with all levels of staff
 
PHYSICAL/MENTAL DEMANDS AND WORKING CONDITIONS
 
This position requires the ability to perform the essential duties and responsibilities in the following environment:
 
  • Use of a PC, fax, computer terminal and/or telephone up to 8 hours a day
  • Open workspace office environment
  • Hours of operation M- F, 8-5 pm
  • Must be available to work overtime as needed.
